In the last two to three years the online by owner market has experienced tremendous growth. The number of vacation rental websites and size of the leading websites have grown dramatically. Property owners now have a new vehicle for effectively advertising and marketing their vacation property to renters. Thousands of vacation property owners can now effectively manage their rental activity, thus eliminating the need for costly and restrictive management companies and property managers.
Along with the new flexibility and value afforded owners to market their vacation property are a set of new management issues and challenges. Property owners adopting a by owner solution are responsible for fielding calls at all hours, screening renters, collecting funds, sending keys & directions, scheduling cleaning, remitting sales and lodging taxes, and site inspection/repairs.
